Information About Brokerage Services is a statutory notice that explains how Texas brokerage relationships work, including representing the buyer, representing the seller, and acting as an intermediary. A license holder must provide the IABS notice to a prospective client at the first substantive communication about a specific property.
The IABS notice is informational. It is not a contract and it does not by itself create a representation relationship. Certain communications are exempt, such as a meeting at an open house or a communication about a property the license holder does not represent.
