Variance
Permission to deviate from a specific zoning requirement because strict compliance would cause an unnecessary hardship.
A variance is approval to depart from a particular zoning rule, such as a setback or height limit, when a unique condition of the property makes strict compliance an unnecessary hardship. The owner applies to the local board of adjustment.
A variance grants narrow relief from a dimensional rule. It does not change the underlying use the zoning allows.
