The application is the point where your education, identity, background review, and exam eligibility begin moving through one TREC record. Most preventable delays come from applying before the file is ready, uploading the wrong document, overlooking a REALM message, or assuming Pearson VUE can schedule the exam before TREC authorizes it.

This walkthrough is for a first-time Texas real estate sales agent applicant using the current REALM Portal. It does not replace TREC's instructions, and it does not cover broker applications.

The cleanest sequence is education first, application second, fingerprints third, and licensing exam fourth. TREC specifically recommends waiting to submit until all qualifying education is complete and the certificates are uploaded.

Before you start the TREC application

Confirm that you meet the basic qualifications. TREC says a sales agent applicant must be at least 18, be a United States citizen or lawfully admitted alien, and meet its standards for honesty, trustworthiness, and integrity.

If your history includes a criminal offense, unpaid judgment, disciplinary action, unlicensed activity, or another event that could affect those standards, do not treat the online application as the first place to investigate the issue. TREC offers a Fitness Determination process that can be used before applying for a license or paying for qualifying education. Read the current form and instructions because a fitness review is separate from the sales agent application.

Finish all six and collect the completion certificate for each one. TREC's current sales agent instructions say to upload the certificates as PDF files when you apply.

If your certificates are older, do not automatically repeat the education. Review whether Texas real estate course certificates expire and ask TREC to evaluate uncertain records before buying another course.

Prepare five years of employment history

The current REALM application asks for employment history covering the previous five years for background-check purposes. TREC says you may list self-employment, student status, and periods of unemployment. You do not need to provide employment history beyond five years unless TREC separately requests it.

Match your legal name before applying

Use your legal name consistently across REALM, course certificates, Pearson VUE registration, and identification. Pearson requires two current forms of signed identification at check-in, and the registration name must exactly match the identification.

Resolve a name mismatch before paying for an exam appointment. A minor-looking difference can become an exam-day admission problem.

What the online application costs

TREC's fee schedule, effective December 15, 2025, lists these charges for an original online sales agent application:

Fingerprints and the exam are separate. TREC's current fee schedule lists a $37 IDEMIA fingerprint fee when a person has not previously been fingerprinted for TREC. Pearson VUE's September 2026 candidate handbook lists a $58 Sales examination fee per appointment, whether the appointment is National, State, or Both. TREC's fee schedule still displays $43 for the exam, so confirm the amount shown by Pearson when reserving.

Step 1: create or open your REALM account

Use the REALM Portal linked from TREC's website. Create an account if you do not have one, then sign in and confirm that the contact information attached to your profile is current.

Use an email address you check. TREC says applicants should allow messages from no-reply@notices.trec.texas.gov. That address is used for notices you may need during application review.

Your legal name deserves a careful check. The name on your exam registration must match the identification you bring to Pearson VUE. If your course certificates, REALM profile, and identification do not line up, resolve the discrepancy early instead of discovering it at check-in.

Step 2: prepare the six course certificates

Create six clear PDF files, one for each required 30-hour course. Before uploading, open every file and verify:

  • Your name is readable and belongs to you.
  • The course title is visible.
  • The provider and completion date are visible.
  • The entire certificate appears in the file.
  • The file is a PDF and opens without an error.

Use plain file names such as Law-of-Agency-certificate.pdf. A readable name helps you confirm that every upload is in the right place before submission.

Do not email routine application documents unless TREC specifically asks you to. The current REALM FAQ directs applicants to upload documents in the portal.

Step 3: start the Sales Agent Application

Inside REALM, find Create Application and select Sales Agent Application. Work through the identity, contact, education, five-year employment-history, qualification, and background sections shown in your application.

Answer exactly what the form asks. If an answer requires an explanation or supporting record, provide the requested material rather than trying to compress a complicated history into an incomplete note.

Upload all six course certificates before submission. TREC's current sales agent page is unusually direct on this point: do not submit until the prelicensing education has been uploaded and the application is complete.

Step 4: review, attest, pay, and submit

Pause at the review screen. Check:

  1. Legal name and contact details.
  2. Every qualification and background answer.
  3. All six education uploads.
  4. Any supporting records the application requires.
  5. The fee total and payment details.

Submit only when the record is complete. TREC says an application cannot be changed after its status becomes Submitted. If you later notice a material error, use the communication method shown in REALM or contact TREC for instructions. Do not create a second application to work around the first one.

The one-year application window starts when the application is filed. Within that year, you must satisfy the licensing requirements. That is different from the separate one-year validity period attached to each passed exam section.

Step 5: read the REALM status correctly

After submission, go to Home, then My Records, and open the blue application link. TREC currently describes the key statuses this way:

Inside the application, a green checkmark means an item is complete or cleared. An hourglass means it is still processing or waiting for review.

TREC currently asks applicants to expect up to four weeks from the application date for review and exam authorization. That estimate includes time spent waiting for additional information. TREC's live processing page also warns of delays related to REALM integrations with the exam vendor and DPS fingerprinting. Check the live page before assuming your record is late.

Pending is not Pending Exam. Pending generally means the submission is awaiting system processing. Pending Exam means TREC has made the exam-eligibility decision. The second status starts the published 24 to 48-hour authorization-email window.

What does Additional Information Required mean?

TREC cannot complete the current review without something else from you. Open the REALM message and identify the exact document, explanation, deadline, and upload method.

Upload the response inside REALM. TREC says not to email documents unless specifically requested. A partial answer can leave the application in the same status, so respond to every part of the message.

If the request concerns criminal history, a judgment, discipline, or another fitness issue, the review may take longer than a routine education correction. The published four-week estimate includes time for an applicant to provide additional information, but it is not a guaranteed completion date.

Step 6: complete TREC-specific fingerprints

When the status changes from Submitted to In Review, TREC says it sends fingerprint instructions. Follow that message and the Fingerprint Enrollment area in REALM. Fingerprints taken for another employer, agency, or license are not a substitute for TREC's required submission.

Do not email proof of fingerprinting unless TREC specifically requests it. TREC receives the result through the external system. Keep your IdentoGO receipt for your own records.

Step 7: wait for exam authorization, then schedule

When TREC finishes the education and eligibility review, the application moves toward Pending Exam. TREC says to allow 24 to 48 hours for its exam-authorization email.

Do not try to solve a missing authorization by paying Pearson VUE before TREC makes you eligible. Once authorized, create or use the Pearson VUE account tied to your approved record and choose the appointment type that fits your authorization: National, State, or Both.

If more than 48 hours have passed since Pending Exam appeared:

  1. Confirm the status says Pending Exam, not merely Pending.
  2. Search your inbox and spam folder for no-reply@notices.trec.texas.gov.
  3. Confirm the email address attached to the TREC record.
  4. Check the Pearson VUE account connected to the same legal name and email.
  5. Contact TREC if the authorization is still missing or Pearson cannot see the eligibility.

The current TREC processing notice reports REALM integration delays with Pearson VUE and DPS. A delayed email or status update does not by itself mean the application was denied.

For both sections, the current handbook lists 240 minutes of examination time. Report 30 minutes early and make sure the registration name matches your two acceptable IDs.

Prepare for the exam after authorization

Application approval establishes eligibility. It does not replace preparation from Pearson's current sales-agent outlines. Confirm that a Pearson table is headed Texas Sales Agent before using it because the adjacent broker outline has a different allocation.

What happens after you pass

Pearson sends results to TREC. The current REALM FAQ says to allow up to 48 hours for TREC to receive the results. You do not need to email your score report unless TREC asks for it.

Current processing alert, verified September 1, 2026: TREC's live processing page says REALM integration delays with Pearson VUE and DPS can slow exam-result and fingerprint updates. It specifically says Pearson's form letter promising a license email within 10 business days is not accurate under the current conditions. Allow more time, watch the status in REALM, and use TREC's live processing page instead of relying on that automated estimate.

After TREC confirms all requirements, it issues the sales agent license on inactive status. Inactive does not mean rejected. It means you cannot perform brokerage activity until a Texas broker sponsors you and the sponsorship is effective in REALM.

There is no general rule requiring you to find a sponsoring broker within one year of passing. TREC says an inactive license can remain inactive indefinitely if it is renewed on time. The one-year deadline discussed earlier belongs to the pending application, not to sponsorship after the license is issued.

Application deadline versus exam-result deadline

The two one-year clocks are separate:

If an application terminates, it is no longer processed. A new application and current requirements may apply. A recently passed exam portion may still remain valid for its separate one-year period, but TREC must determine how it applies to a new application.

When should you contact TREC?

Contacting TREC is reasonable when:

  • Pending Exam has been visible for more than 48 hours and no authorization email arrived.
  • TREC requested information and the upload control or instruction is unclear.
  • A required application record does not appear after you try the official linking process.
  • Pearson VUE cannot see eligibility after the authorization window.
  • Fingerprint or exam-result processing appears stalled beyond current published guidance.
  • You need to correct a material answer after submission.
  • The one-year application deadline is approaching.

When contacting TREC, include the application number, legal name, relevant status, date the status changed, and a concise description of what is missing. Do not send sensitive records through an unapproved channel.

Common application mistakes that cost time

Applying before the certificates are ready

The current workflow is designed for a complete application. Finish the 180 hours and prepare all six PDFs first.

Uploading the wrong document

A transcript, enrollment confirmation, payment receipt, or screenshot may not show what a completion certificate proves. Upload the document TREC asks for.

Confusing Pending with Pending Exam

Pending means a request is awaiting system processing. Pending Exam means TREC has determined that you are eligible to test.

Leaving gaps in employment history

REALM asks for the previous five years. Account for self-employment, school, and unemployment rather than leaving unexplained periods.

Missing a REALM request

Check REALM and your email, including spam or junk folders. Add TREC's notice address to your allowed senders.

Trying to edit after submission

The Submitted status locks the application. Review first. If a correction is needed, follow TREC's instructions rather than starting a duplicate record.

Treating a general fingerprint check as TREC fingerprints

TREC requires its own authorized process and coding. Fingerprints taken for another purpose are not accepted as a substitute.
